KEY EXECUTIVES:

Greg Merage
Chief Executive Officer
Greg provides overall strategic and investment direction for Stoneridge Capital Partners and is responsible for overseeing all day to day facets of Stoneridge’s global real estate investment activities. He also serves as a partner in additional Merage family organizations.

Greg has over 15 years of real estate investment experience. He worked for established real estate, investment banking and private equity firms including Signet Partners/Meridian Homes, Southern California Presbyterian Homes, Deutsche Banc Alex Brown, Robertson Stephens and Merlin Nexus.

Greg received a Bachelor of Science in Business Administration with an emphasis in Real Estate Development and Finance from the University of Southern California and a Master of Business Administration in Finance, Strategy and Marketing from the Kellogg Graduate School of Management at Northwestern University. Greg is also a graduate of the Advanced Management Development Program in Real Estate at the Harvard University Graduate School of Design. He currently serves on the Real Estate Program Advisory Board at the University of California at Irvine and is a member of the Young Presidents’ Organization (YPO), Urban Land Institute (ULI), National Association of Office, Industrial Parks (NAIOP) and International Council of Shopping Centers (ICSC).

ACQUISITIONS:

Dave Patty
Director of Acquisitions
Dave oversees all acquisition-related activities for Stoneridge Capital Partners. He also shares responsibility for setting the overall direction of asset management activities.

Prior to joining Stoneridge, Dave was an Executive Vice President within the Investment Properties Group of the Irvine Company, one of the largest private real estate companies in the U.S. During his tenure there, he was involved in acquisitions, development and operations activities which expanded the investment property portfolio (office, flex-tech, industrial, mini-storage, retail, hotel and multi-family) from 7 million square feet in 1986 to more than 50 million square feet by 2007. Dave was also responsible for implementing a large, highly successful acquisition program, which resulted in the addition of approximately 14 million square feet of office and multi-family properties between 1996 and 2007. During his 30-year career in real estate, he has also served as CFO of Donahue Schriber, a California retail developer/operator with 10 million square feet under management, CFO of Gosnell Development Company and served in other senior level positions with Irvine Apartment Communities L.P. and Lincoln Property Company.

Dave is a Certified Public Accountant and a member of the AICPA. While serving in prior positions, he was a member of the Urban Land Institute, the International Council of Shopping Centers, and the National Association of Real Estate Investment Trusts. Dave received a Bachelor of Science in Accounting from Arizona State University.

Kevin Kearney
Hospitality Acquisitions Consultant
Kevin Kearney is Stoneridge's hospitality acquisitions consultant and assists the Stoneridge team in all aspects of underwriting and acquisition of hotel assets. Kevin has over 25 years of experience in the hospitality industry, both domestically and internationally. He has directly underwritten, completed or overseen the development, acquisition, and/or repositioning of over 400 properties in some 30 countries.

Prior to joining Stoneridge as a consultant, Kevin spent 23 years with Marriott International, Inc, most recently as Executive Vice President, Lodging Development, responsible for all of Marriott's new unit growth across Europe, the Middle East, and Africa. Under Kevin's direction, Marriott's presence in the region more than doubled between 2000 and 2009.

Kevin holds a Bachelor of Science degree from the School of Hotel Administration at Cornell University. He is a frequent guest lecturer at leading international hotel schools.

Kyle Weichert
Acquisitions Associate
Kyle is responsible for assisting in the sourcing and management of acquisition and development opportunities for Stoneridge Capital Partners. Kyle’s experience in property planning, design, acquisition, entitlement, development, and disposition of properties gives him the ability to quickly and efficiently ascertain each opportunity’s potential.

Prior to joining Stoneridge, Kyle managed corporate acquisitions for SunCal Companies, the largest privately held developer in the Western United States. Kyle began his real estate career as a land planner at The Planning Center, a multidisciplinary private planning firm. Kyle received a Bachelor of Arts in Social Ecology and a Master of Urban and Regional Planning from the University of California, Irvine.

UNDERWRITING & PORTFOLIO MANAGEMENT:

Scott Hamilton
Director of Underwriting
Scott is primarily responsible for supervising the underwriting, financing and research efforts for Stoneridge Capital Partners. Scott is also closely involved in sourcing acquisitions, strategic planning and portfolio management activities. With more than 23 years of real estate experience, Scott’s completed transaction volume exceeds $2.5 billion and encompasses office, industrial/R&D, multi-family, retail, hospitality, and self storage properties.

Scott’s previous employers include GE Commercial Finance, CT Realty Corporation, KBS Realty Advisors and CB Richard Ellis. Scott is a licensed California real estate broker and is a member of the USC Lusk Real Estate Association, Urban Land Institute (ULI) and National Association of Office and Industrial Parks (NAIOP).

Scott received a Bachelor of Science in Business Administration with an emphasis in Real Estate Development and Finance and a Master of Real Estate Development from the University of Southern California.

 Christopher D. McCormick
Senior Associate
Chris is primarily responsible for underwriting, structuring and due diligence activities. He is also closely involved in the sourcing of new acquisition opportunities, market research and select asset management assignments.

Prior to joining Stoneridge, Chris worked for the Irvine Company's Investment Properties Group, the Irvine Company's Irvine Community Development Company, and KBS Realty Advisors. He has worked in the real estate industry for over 6 years.

Chris received a Bachelor of Science Degree in Business Administration with an emphasis in Real Estate Finance from the University of Southern California's Marshall School of Business and a certificate in Light Construction and Development Management from the University of California, Irvine.

Megan Burrows
Analyst
Megan is responsible for the market research of commercial and residential markets supporting Stoneridge Capital Partners’ acquisition, underwriting, and asset management efforts.

Prior to joining Stoneridge, Megan was part of the commercial division of Forest City Development in Los Angeles, California where she worked with the Vice President of Development. During her employment at Forest City, Megan was responsible for completing market research and analysis for various real estate development projects undertaken by Forest City.

Megan received a Bachelor of Science Degree in Policy, Planning, & Development with an emphasis in Real Estate Development and a minor in Business Administration from the University of Southern California.

ASSET MANAGEMENT:

Tracy Perrelle
Director of Operations
Tracy is responsible for the oversight of operations for Stoneridge’s investment properties.  As such, she works closely with third party property managers in developing and implementing strategies involving operating costs, service providers, tenant relations, marketing, and physical improvements/repairs/maintenance.  She also interfaces with other Stoneridge team members in assisting with the due diligence activities, developing leasing guidelines and coordinating leasing programs with outside brokers.  Bringing more than 15 years of real estate experience to the team, Tracy began her career in property management with Barnes, Morris, Pardoe & Foster, a former leading real estate service firm in the greater Washington DC area.  Prior to joining Stoneridge Capital Partners, Tracy served as Vice President, Operations at The Irvine Company where she was responsible for more than 20 million square feet of office, campus-office, industrial, warehouse, and self-storage facilities. During her 11-year tenure on the portfolio, Tracy was responsible for operations, engineering, and the development of the Irvine Office Properties’ customer service program.
                                                                
Tracy earned her Bachelor of Science in Accounting from Strayer University and a Master of Business Administration from Concordia University. She is a Certified Property Manager.

FINANCE:

Nancy Trujillo, CPA
Director of Finance and Asset Management
Nancy oversees the finance/accounting and asset management functions for Stoneridge Capital Partners’ real estate portfolio. She has more than 25 years of senior financial management experience, including 20 years in the real estate industry with expertise in strategic planning, finance/accounting, asset management, development/construction, land sales and acquisitions.

Nancy was previously with The Irvine Company where, in her 16-year tenure, she was a key member of the executive team and managed all financial aspects of a multi-billion dollar real estate portfolio. Nancy was a key player in the office/industrial portfolio’s growth of more than ten million square feet through the development, construction and acquisition of commercial properties throughout California. Other previous employers include The Walt Disney Company and PricewaterhouseCoopers, LLP.

Nancy is a California licensed Certified Public Accountant and is a member of the AICPA and the California Society of CPAs. Nancy received a Bachelor of Science in Business Administration with an emphasis in Accounting from California State University, Long Beach.

Caroline K. Cecil, CPA
Senior Accountant
Caroline supports Stoneridge Capital Partners’ real estate investment, asset management and accounting efforts. Prior to joining Stoneridge, Caroline worked in public accounting for KPMG LLP, one of the Big Four accounting firms. During her employment for KPMG’s assurance practice, Caroline worked on clients with revenues up to $2.4 billion.

Caroline received a Bachelor of Science in Business Administration with a double emphasis in Finance and Entrepreneurship, as well as a Master in Accounting from the University of Southern California. During Caroline’s time at USC, Caroline interned for the Los Angeles Clippers, Southwest Airlines, and the McKay Design Group. Caroline is a California licensed Certified Public Accountant and is a member of the California Society of CPA’s.

Barbara Beck
Senior Accountant
Barbara is responsible for supporting Stoneridge Capital Partners’ real estate portfolio accounting and reporting requirements. She specializes in land development/construction and brings job costing process, procedures and reporting expertise to the real estate team.

Barbara has 11 years of real estate development and property management experience. Previous employers include Sage Community Group, World Premier Investments and Cypress Land Company. Barbara received a Bachelor of Arts in Accounting from Criss College.

Ashley Yoshizu
Staff Accountant
Ashley is responsible for assisting with Stoneridge Capital Partners’ real estate portfolio accounting and reporting requirements.  Prior to joining Stoneridge, Ashley worked within the property accounting department at Pacific Castle Management, a private commercial real estate firm.  While at Pacific Castle Management, Ashley gained experience in the comprehensive areas of real estate accounting and finance. In addition, while attending college, Ashley interned with a CPA firm, AFLAC and also worked at Wells Fargo.

Ashley received a Bachelor of Science Degree in Business Administration with an emphasis in International Business and Economics and a minor in Japanese from Chapman University.
